AST & Block Manager – Dual role

The Position

This is a dual role, with responsibilities split between Assured Shorthold Tenancy Management and Block / Estate Management. As part of our property management team you will be the main point of contact for Tenants & Landlords of the 70+ individual properties that we currently Let and will also manage your own small portfolio of estates throughout Surrey and the surrounding areas. You will be directly responsible for providing a high quality service and for overseeing the effective resolution of all maintenance & repair issues, tenancy related administration (renewals etc.), leasehold queries and ensuring compliance to current legislation and government guide lines. Block management experience is not essential however previous experience of AST / Lettings management is a necessity.  

Key Responsibilities:  

Key responsibilities for the role include (but are not restricted to):            

AST Management:

  • Arranging tenancies and carrying out all associated administrative work.
  • Registering deposits with TDS and dealing with deposit returns.
  • Carrying out property inspections on rented properties every 6 months and compiling landlord reports.
  • Instructing contractors to carry out repairs and seeing them through until completion.
  • Organise EPC’s and all relevant work.
  • Arranging new letting instructions when a property becomes vacant.
  • Marketing and arranging viewings of student properties.
  • Invoicing for works carried out and meeting financial targets.
  • Ensuring all properties meet current government guidelines and legislation, particularly with regards to Health & Safety.
  • Logging and handling all insurance claims as necessary.  

Residential Block Management:

  • Conducting inspections of the estates under your manging and arranging the repairs of any defects.
  • Acting as leaseholder liaison and dealing with enquiries via phone and email.
  • Overseeing ongoing maintenance contracts such as gardening & cleaning.
  • Carrying out Section 20 Consultations in accordance with the Landlord & Tenant Act.
  • Project managing major works such as internal and external redecorations.
  • Setting annual budgets in line with expected expenditure.
  • Attending evening AGM’s with clients and leaseholders.      

Ideal Candidate Profile  

The ideal candidate must:  

  • Have at least 1 years’ experience in a Lettings management role. Block management training will be given as part of the role but experience of AST management is essential.
  • Be able to work independently and as part of a team.
  • Possess excellent written and verbal communication skills.
  • Be able to organise themselves well, with excellent diary management.
  • Have strong analytical and financial acumen.
  • Be able to work under pressure and meet set deadlines.
  • Remain proactive, flexible and be able to constantly deliver the high standard of customer service that clients expect.
  • Have a full valid UK driving licence and their own car.
  • Live within 30 minutes commute of the office.
